Notice Regarding Transient Rentals, Subletting, Airbnb’s, etc.

The Association has become aware that there are unit owners subletting rooms within their units as well as transient rentals (e.g. Airbnb’s). As stated in the Association Declaration of Covenants, Conditions, and Restrictions (CC&R), Section 8, Item F, “No lot shall be divided or subdivided, and no portion of any lot (other than the entire lot) shall be transferred or conveyed for any purpose.” Furthermore, Section 10 of the CC&R also states that owners leasing their units are required to file a copy of the lease with the Association.

The association is currently undergoing an audit of leased units. If you are currently leasing your unit and have not filed a copy with the Association, you are urged to do so as soon as possible. Please send a copy of your lease to D.H. Bader Client Services at info@dhbader.com. Be advised that Montgomery County requires that you also have a business license when leasing your home.

Homeowner Property Maintenance

maroon_cirlce_hammerv2Remember, homeowners must keep their property and any improvements in good order and repair and free of debris. No items are to be stored in front of the house, lawns/shrubs are to be cut as needed, and bikes and toys are to be stored out of view when not in use. The Enforcement Committee will be inspecting properties and notices will be sent for any violations.

Trash and Recycling

Please ensure compliance with the community guidelines for trash and recycling collection to maintain a clean and safe neighborhood. Below are the key rules regarding waste disposal.

Trash Cans and Recycle Bins

  • Trash cans must be stored out of sight and not placed at the curb prior to 5:00 pm the day before the trash collection day.
  • The point of trash collection will be the curb nearest to the front of each home. Trash will be collected at the rear of Village homes with garages or parking pads accessed by alleys.
  • Recycle bins should be placed only on publicly maintained streets for pick-up in the Village Section.
  • Yard recycle bags and recycle bins must be stored out of sight and not placed at the curb prior to 5:00 pm the evening before the recycle collection day.
  • All trash must be bagged and presented in containers/cans with secure lids.
  • All trash cans and recycle bins must be removed from the curb no later than 8:00 pm the day of pickup.
  • Homeowners arc responsible for cleanup of any spillage from their trash.

County Recycling Holiday “Slide Schedule”

Montgomery County has recently seen an increase in pest activity, including mice and rats. To help reduce this, it’s important that all trash is placed inside proper containers, as items left outside can attract pests. We appreciate everyone doing their part to help protect the community and keeping it clean and orderly.

Bulk trash collection on Saturday, February 7th
and will serve both the Fountain Hills HOA and the Fountain Hills Condominiums

Placement Instructions:

  • ALL bulk items must be placed out by 8:00 am the day of collection
  • HOA Residents – please place your items curbside
  • Condominium Residents – Bulk items must be placed outside of the trash corrals.

Please prepare ahead of time to ensure all items are properly placed for collection. We will follow up with more reminders.

While the majority of large household items are acceptable for collection the following items are not – construction or remodeling debris (anything that was or can be attached to the home i.e., carpet, wood, concrete, flooring, toilets, sinks, etc.), appliances, yard waste, rocks, hazardous waste, grills, oil, paint, sod or tires.

Policy Resolution for Parking and Storage of Vehicles

document_transparentThe Board has approved a Policy Resolution for Parking and Storage of Vehicles which will govern all HOA-maintained parking spaces in the community. All residents are encouraged to read this policy and report any violations to our property manager Laura Etchison via email at LEtchison@DHBader.com

For safety reasons, please do not park on the sidewalks as this blocks the sidewalks and forces residents to walk in the street. In addition, please obey all “No Parking” and “Fire Lane” signs. We have active towing throughout the community and vehicles will be towed. Play it safe and park properly!

Speeding in the Community 

spedometert_transparentCounty law specifies a speed limit of 20 mph on private roads without posted speed limit signs. Help keep our community safe and please obey all stop signs and the community’s 20 mph speed limit.
